Charlotte Rises as a Tech Powerhouse in the U.S.

In a surprising twist, Charlotte is stepping into the spotlight as a competitive player in the U.S. technology sector. According to the latest findings from the CBRE’s 2024 Top Tech-30 report, Charlotte is proving itself to be a significant contender among North America’s tech markets.

A Stellar Growth Trajectory

Despite the tech industry facing some slowdowns, Charlotte has managed to showcase impressive resilience and growth. The Queen City has made quite a mark, ranking No. 7 among 30 leading tech markets for high-tech job growth from 2022 to 2023, even surpassing renowned tech giants like Austin, Texas, and Silicon Valley.

Charlotte’s growth rate for high-tech employment was a notable 1.5%, with a whopping 31.5% increase since 2019. In the past year alone, the city welcomed 508 high-tech jobs, significantly outpacing the national average of only 0.3% growth. This surge paints a bright picture for the local economy and job market.

Potential for Further Growth

As noted by local expert John Christenbury, CBRE’s Charlotte broker, Charlotte’s smaller size compared to its peers gives it a unique advantage. Christenbury says that, “We have the most potential and runway to see percentage growth compared to an Austin.” It’s clear that Charlotte’s tech scene is just getting started!

While Charlotte is thriving, it’s important to note it’s still lagging behind the Raleigh-Durham area, which ranks No. 5 with a 4.3% growth rate. Nevertheless, the data suggests a promising future ahead!

Office Markets on the Upswing

Another exciting aspect revealed in the report is the stabilization of Charlotte’s office market. Companies are reassessing their spatial needs as we all adapt to post-pandemic realities. The northeast Charlotte tech submarket, for instance, is offering a tempting 20% rent discount compared to market averages, making it a magnet for tech firms looking for cost-effective solutions.

On the whole, office rents in Charlotte saw a moderate growth of 2.9% year over year as of Q2 2024, which reflects a healthy demand for commercial space.

Tech Talent Driven by Startups

Christenbury highlights a significant trend among startup companies wanting to be near universities and affordable spaces. He states that, “When you are a startup, you want to focus your overhead on talent, rather than real estate.” This is a refreshing perspective that underlines the spirit of innovation that’s alive in Charlotte.

Challenges Amidst Growth

Despite the growth, the industry isn’t without its challenges. With a host of recent layoffs and a shift towards hybrid work models, office vacancies in tech-heavy areas have climbed dramatically—from 10.8% in late 2019 to 22.4% by mid-2024. However, the promise of artificial intelligence (AI) is breathing new life into the sector, with predictions that it will reshape an astounding 11.1 million U.S. jobs by 2030.

Christenbury points out that AI is not just a driver of jobs but also a catalyst for increased office leasing. That means Charlotte could be an attractive spot for tech companies zeroing in on AI innovation.

Fintech Fueling the Fire

Moreover, Charlotte’s fintech sector is also playing a pivotal role in creating tech jobs. Many talented individuals are pouring into this space, drawn by its thriving financial services industry. Christenbury mentions, “Fintech is where we see the most new founders come from.”

Fueling Ventures and Investments

In the first half of 2024, venture capital funding for AI startups soared to a staggering $22.6 billion, marking a peak since 2019. Charlotte itself is making strides, achieving $89.8 million in tech VC funding from nine deals, which includes $5.8 million earmarked for AI companies.

Christenbury concludes by emphasizing the need to build an ecosystem between the city and non-profit groups to showcase Charlotte’s potential and attract outside investments.
