To support this acquisition, Newmark collaborated with the city of Charlotte and Mecklenburg County to secure three permanent loans. These loans include $18 million with a maturity date in 2042, $5.4 million maturing in 2046, and $2.5 million also maturing in 2046.

Prior to the acquisition, Woodford Estates was owned by Dasmen Residential, which purchased the property in 2018 for $20.8 million (around $91,000 per unit) from Southwood Realty. Dasmen Residential will continue to oversee the daily operations of Woodford Estates even after the change in ownership.

The Woodford Estates community was completed in 1985 and spans a 10-acre site with nine two- and three-story buildings. It consists of 176 one-bedroom apartments and 52 two-bedroom units, with sizes ranging from 530 to 1,079 square feet. Additionally, within a 1-mile radius of the community, several supermarkets, eateries, and retail options are available, including the Food Lion-anchored Eastway Shopping Center, which covers 141,000 square feet.

Ascent Housing’s Local Presence

With this acquisition, Ascent Housing adds Woodford Estates to its portfolio of 12 other multifamily properties already located in Charlotte. Earlier in March 2023, Ascent, in partnership with Housing Impact II, acquired Sharon Point, a 190-unit property less than 3 miles from Woodford Estates.

Despite the significant investment in Woodford Estates, the Charlotte rental market is currently experiencing some challenges. The latest report from Yardi Matrix indicates a slight decrease in annual rent growth of -0.1 percent as of April 2023.
